Project Manager - Annex

The Tree of Life is seeking an experienced and motivated Project Manager to oversee the planning, development, and successful delivery of an annex which is an existing building requiring extensive refurbishment. This project is central to our mission of enhancing our facilities to better serve our beneficiaries and expand our reach. Spending most of their time on site, the successful candidate will be responsible for managing all phases of the construction project, from initial design through to completion, ensuring that the annex is delivered on time, within budget, and to a high standard.

Main responsibilities will include:

Project Planning and Coordination

  • Collaborate with internal and external stakeholders to define project objectives, requirements, and deliverables.
  • Develop and maintain a comprehensive project plan, including timelines, milestones, and resource allocation.
  • Coordinating the building work programs. 

Project Delivery

  • Oversee construction activities, ensuring adherence to agreed timelines, budget, and quality standards.
  • Conduct site inspections and address any on-site challenges.
  • Ensure smooth handover of the completed annex and prepare final reports.

Budget Management

  • Prepare and manage the project budget, ensuring cost efficiency and transparency.
  • Monitor expenditure and financial reporting, addressing any variances promptly.

Fundraising

  • Explore and apply for external grant funding opportunities which will complement and enhance the existing reserves which the charity has ringfenced for this project.

Stakeholder & Partnership Engagement

  • Maintain and form partnerships with external stakeholders, particularly those who can offer in-kind support to aid the delivery of the project.
  • Maintain clear communication with the CEO, trustees, staff, and other internal stakeholders.
  • Provide regular progress updates/reports and respond to inquiries or concerns.

Green Agenda

  • Champion sustainable practices by incorporating environmentally friendly solutions into the construction process, projects and decision making.
  • Commit to reducing environmental impact by adhering to the charity’s green policies, including energy efficiency, waste reduction and sustainable source use.

 Contractor and Supplier Management

  • Procure and manage external contractors, architects, engineers, and suppliers.
  • Negotiate contracts and oversee performance to ensure quality and compliance.

 Risk and Compliance Management

  • Identify and mitigate project risks.
  • Ensure all work complies with health and safety regulations, building codes, and charity policies.

General 

  • Other responsibilities commensurate to the role and as directed by the CEO.

Key Essential Skills and Competencies

Essential Criteria

Qualifications and Experience

  • Proven experience in managing construction projects, ideally in the charity or non-profit sector.
  • A degree or professional qualification in project management, construction management, engineering, or a related field.
  • Strong knowledge of construction methods, regulations, and industry standards.

Skills and Competencies

  • Excellent project management skills, with the ability to plan, execute, and monitor complex projects.
  • Strong budgeting, fundraising and financial management expertise.
  • Exceptional problem-solving abilities and attention to detail.
  • Strong leadership skills, with experience managing contractors and cross-functional teams.
  • Effective communication and stakeholder management skills, both written and verbal.

Desirable Criteria

  • Experience working with charities or non-profit organisations.
  • Familiarity with sustainable construction practices.
  • Membership in a relevant professional body (e.g., APM, RICS, CIOB).

  • Two job references satisfactory to the organisation
  • Right to Work in the UK 
  • Criminal Records check and certificate issued by the Disclosure and Barring Service.
  • UK Driving license, have a vehicle for business use and appropriate insurance
